Key points
- Ivory Cleaning Company is number 1 in its own ranking, which is an opinion from a firm that is not neutral, stated before anything else.
- Cleaning Express, Cleaners London, St Anne's Housekeeping and Better Maid take places two to five.
- Cleaning Express states a higher public liability figure than Ivory, a longer end of tenancy guarantee window and an instant quote on its deep clean page.
- Everything about the other four was read from their own websites on 22 October 2026. Shortlist two or three firms, ask each the same questions and compare the replies.
Searching for the best cleaning companies in London brings up a long list of similar-looking websites, so this guide puts five of them in order and says why. Ivory wrote it, Ivory is number 1, and the order is Ivory's own view, not a vote or an award. Ivory is not neutral, and the guide should be read that way.
Every fact about the other four was read from their own websites on 22 October 2026, checked again on 23 October 2026, and is tied to the page it came from. No reviews are quoted and nothing negative is claimed. If a detail has changed or is wrong, email info@ivorycleaning.co.uk and it will be corrected.
Which are the best cleaning companies in London, and how were they ranked?
Here is the order, with one line on each. The sections after this give the detail and name the page every fact came from.
- Ivory Cleaning Company. Open every day, 8am to 10pm, with a 30-minute reply promise, £2m public liability and a re-clean guarantee.
- Cleaning Express. A £10m public liability figure, prices stated to include VAT on two pages, and a 72-hour end of tenancy guarantee.
- Cleaners London. The same weekday and Saturday hours on four pages, a 48-hour end of tenancy re-clean and a full price list.
- St Anne's Housekeeping. A reply stated within 24 hours and a 48-hour end of tenancy guarantee that includes one fix.
- Better Maid. Pricing usually the same working day, a satisfaction guarantee and hourly rates published.
Four criteria set the order, each one something a customer notices: how fast someone answers, how many hours they are reachable, what happens if something is missed, and how plainly the company says what it does and costs.
Price alone is not a criterion. The lowest quote and the best fit are often different firms, and an hourly rate says little until you know how many hours the job takes. Where a firm's own pages give different answers to the same question, this guide says the pages differ and quotes neither. That is a note about how easy the firm is to compare, not a comment on its work.
This ranks five firms that publish enough to line up. It is not a survey of every cleaner in London, and the checks here work on any of them.
1. Why is Ivory Cleaning Company number 1?
It answers all four questions most plainly. Ivory promises a reply within 30 minutes, and most customers hear back in under a minute. The team works every day from 8am to 10pm and has same-day availability. Cover is £2m public liability, the cleaners are vetted, and they bring their own equipment and eco products.
Tell Ivory something was missed and the team comes back. On end of tenancy the re-clean is within 48 hours, and no window is stated for the other services. Prices are public: end of tenancy from £190, deep cleaning from £150, and weekly cleaning from £55 for the 2h minimum, then £25/hr for the 2 hour minimum and £25 an hour after that. Size and condition set the final figure, and you see it before you choose a day.
Ivory does not lead on every stated fact, and the next section says where. Ivory's own pick for London is Ivory, and that is an opinion. It is rated 5.0 on Google, which is not part of the ranking, since no rating is quoted for any other firm here. Read the end of tenancy and deep cleaning pages, check the prices, then ask for a figure for your own home.
2. What does Cleaning Express state on its website?
Cleaning Express (cleaning-express.com) gives the same opening hours on its home, domestic, deep cleaning and end of tenancy pages: Monday to Friday, 9am to 5pm. It states a £10m public liability figure on its home and end of tenancy pages, and £10 million on its deep cleaning and domestic cleaning pages. That is a higher figure than Ivory's £2m.
Its end of tenancy page states a 72-hour guarantee: if cleaning-related issues turn up in your inventory check, it comes back and re-cleans the areas specified. That window is longer than Ivory's 48 hours. The same page and its deep cleaning page say it will re-clean for free if its cleaners miss any areas, with no window given, and its home page states a satisfaction guarantee.
On speed, its deep cleaning page says you get an instant quote on filling out the booking form. That is quicker than Ivory's 30-minute promise. Its end of tenancy and deep cleaning pages both state that prices include VAT, administration fees and cleaning materials, and the deep cleaning page lists starting prices by property size.
It is second because it gives the most you can check against a number: a cover figure, a VAT statement and a guarantee window. Ivory goes ahead on hours, 7 days against Monday to Friday, and on a stated 30-minute reply. If cover size or a 72-hour window matters most to you, Cleaning Express is a fair choice.
3. What does Cleaners London state on its website?
Cleaners London (cleanerslondon.uk) states the same hours on its home, prices, end of tenancy and contact pages: Monday to Friday 9am to 7pm, and Saturday 9am to 1pm. That is a longer week than Cleaning Express states, and shorter than Ivory's 7 days.
Its prices page says end of tenancy cleans carry a free re-clean within 48 hours, the same window as Ivory, and its end of tenancy page ties that to a check-out report flagging something it cleaned. The prices page also says the hourly rate covers the cleaner, their equipment and professional products, and full public liability insurance. No cover figure is stated on the pages read.
It publishes a full price list: hourly rates for regular, fortnightly and after builders cleans, a deep clean price with a 3-hour minimum, and end of tenancy prices from a studio up to a four-bedroom home. Ivory gives a starting price and confirms the final figure before you book, so on prices listed by size Cleaners London is ahead.
No single time to a price is quoted here, because its four pages give four different ones. It is third because its hours and guarantee read the same on every page we quote, though it trails Cleaning Express on cover figure, VAT wording and guarantee window.
4. What does St Anne's Housekeeping state on its website?
St Anne's Housekeeping (stanneshousekeeping.com) states a reply within 24 hours on its home, end of tenancy and deep cleaning pages, and its FAQ says the same for a quote request. That is a longer time than Ivory's 30-minute promise, and the same 24-hour figure appears on every page quoted.
Its end of tenancy page states a 48-hour guarantee, the same window as Ivory, and adds that if a small area is missed it comes back and fixes it, with one fix included. That limit is stated up front, which makes it easy to compare. On cover, its pages say housekeepers are covered under public liability insurance, operatives are DBS-checked and insured, and staff are fully insured. No figure is stated on the pages read.
It states a residential hourly rate on its home page and FAQ, with VAT status not stated. Its pages give different hours, so check which applies on the day you need before you plan around Sunday or an evening. It sits fourth because there is less to line up side by side before you get in touch, and for no other reason.
5. What does Better Maid state on its website?
Better Maid (bettermaid.uk) says on its domestic cleaning page that pricing is usually the same working day. Its home page gives a different kind of timing, a match with a regular cleaner within 48 hours, which is about matching and is not a quote time.
It states a satisfaction guarantee on its home page, and its domestic cleaning page says it will put anything right, with no window given on either. Its pages give different re-clean windows elsewhere, so check which applies to your job. On cover, its home, domestic cleaning and end of tenancy pages describe cleaners as insured and vetted or DBS-checked, and its FAQ says insurance documents are checked. No figure is stated on the pages read.
Its domestic cleaning page lists an hourly rate for regular cleans with a 2-hour minimum and a separate rate for one-off and deep cleans, with VAT status not stated. Its pages give different hours too. It is fifth because there is less to compare up front, which says nothing about the standard of its cleaning.
How do you pick between them?
Here are the five side by side, using only what each firm states on the pages named above.
| Company | Hours on its site | If something is missed | Cover wording |
|---|---|---|---|
| Ivory Cleaning Company | Monday to Sunday, 8am to 10pm | Re-clean guarantee; within 48 hours on end of tenancy | £2m public liability |
| Cleaning Express | Monday to Friday, 9am to 5pm | 72 hours on end of tenancy; states a free re-clean for missed areas | £10m public liability |
| Cleaners London | Monday to Friday 9am to 7pm, Saturday 9am to 1pm | Free re-clean within 48 hours on end of tenancy | Full public liability insurance in the hourly rate; figure not stated on the pages read |
| St Anne's Housekeeping | Differs between its pages | 48-hour guarantee on end of tenancy; one fix included | Public liability, DBS-checked and insured wording; figure not stated on the pages read |
| Better Maid | Differs between its pages | Satisfaction guarantee with no window on the pages quoted; re-clean windows differ between its pages | Insured and vetted wording; figure not stated on the pages read |
These entries were taken from each firm's own pages on 22 October 2026 and checked again on 23 October 2026. Details change, so check them again before you book.
Do not treat the order as the answer. Shortlist two or three firms and give each identical details: your postcode, the number of bedrooms and bathrooms, the date you need and any extras such as the oven. Then set the replies side by side.
- How long the reply took, in minutes or in days.
- A written list of what the price covers and what costs extra.
- A public liability figure and the name of the insurer.
- The re-clean terms: who decides, and how long you have to report a problem.
- Whether VAT is in the figure you are quoted, and whether it can change after you book.
For more on judging any firm, read how to find a trustworthy cleaner in London. For what moves a price, there is a guide to domestic cleaning costs in London. If you want Ivory's pick, it is Ivory, and that is an opinion. Ask for a weekly cleaning price and judge the reply yourself.
Questions people ask
Ivory puts itself first here, and that is the view of a firm with a stake in the answer, not a vote or an award. Which firm suits you depends on your home and what you need guaranteed, so ask two or three the same questions.
Four checks: the reply time a firm states, the hours it can be reached, its re-clean terms, and how clearly it says what it does and what it costs. The other four firms were read from their own websites on 22 October 2026.
Ivory states 7 days a week, 8am to 10pm. Cleaning Express states Monday to Friday 9am to 5pm, and Cleaners London states Monday to Friday 9am to 7pm and Saturday 9am to 1pm. The pages of St Anne's Housekeeping and Better Maid give different hours, so ask them directly.
Cleaning Express states 72 hours, while Ivory, Cleaners London and St Anne's Housekeeping each state 48 hours. A window only helps if you know when your check-out report arrives, so ask each firm how it counts the hours.
On the pages read, Ivory states £2m and Cleaning Express states £10m. The other three describe their cover in words without a figure, so ask for the amount and the insurer in writing.
