Airbnb cleaning fee cost in London: what sets a turnover price

What decides the price of an Airbnb turnover in London, how the 90-night cap and your stay length set how many you pay for, and how to set your fee.

Key points

  • A turnover price comes from your property, not a standard rate. Bedrooms, bathrooms, the check-out to check-in gap, building access, restocking and linen all move it.
  • In London, using a home as temporary sleeping accommodation without planning permission is unlawful unless it stays within 90 nights a calendar year and someone providing it is liable for council tax there. Inside those nights, shorter stays mean more turnovers to pay for.
  • To set your listed fee, take one turnover's price, add what you cover yourself and your margin, then check how it reads on your shortest stay.
  • Ivory prices an Airbnb turnover to your property, with no list price. Send the bedrooms, the bathrooms, the gap and how we get in, and the price comes back within 30 minutes.

Your Airbnb cleaning fee cost in London is really two numbers. One is what a turnover costs you. The other is what you charge guests for it. This guide covers what decides the first, how London's 90-night rule changes how many turnovers you pay for, and how to set and test the second.

There are no price bands here. A figure from a blog cannot see your bedrooms, your building or your check-in time, and a number that ignores them is a guess. What helps is knowing which details change the price, so you can pin each one down before you ask anyone for a quote.

What decides the price of an Airbnb turnover in London?

A supplier prices from the details of the job, not from a postcode. These are the ones that move a turnover price, and you can settle every one before you ask.

DetailWhy it moves the price
BedroomsEach bed is a set of linen to strip and remake.
BathroomsEvery bathroom is another room to reset, so the count counts as much as the bedrooms.
The gapA wide gap and a tight one are planned differently, so write down both your check-out and check-in times.
Getting inA key safe, a smart lock, a held key, or a block with a fob, a buzzer or a concierge. Say which.
RestockingWho tops up loo roll, soap, tea and coffee, and from whose stock?
LinenWho strips and remakes the beds, and where the washing happens.
ConditionIvory's price reflects condition, not history. Say how the place looks when guests leave.
ExtrasInside the oven, fridge and cupboards are paid extras. A hot tub, garden table or welcome hamper can be added too.

A supplier who asks for these before quoting is pricing your property. One who quotes without asking is pricing a guess.

How does London's 90-night rule change what you pay in a year?

The 90-night rule does not touch the price of a single turnover. It changes how many turnovers a year can add up to. Under section 44 of the Deregulation Act 2015 (opens in a new tab), in the 32 London boroughs and the City of London, two conditions apply to using a home as temporary sleeping accommodation: the total nights must not exceed 90 in a calendar year, and at least one person providing the accommodation must be liable to pay council tax for the property.

London's City Hall says that using a residential property in London this way without planning permission is unlawful when it does not meet these two conditions. Its guidance on short term and holiday lets (opens in a new tab) sets out the rule. GOV.UK says your local planning authority decides whether you need planning permission, so confirm your own position with it.

The cap counts nights, not bookings. Every booking still needs one turnover, so the same 90 nights can mean very different numbers of them. This is plain arithmetic if every night were let:

Length of stayTurnovers across 90 nights
1 night90
2 nights45
3 nights30
5 nights18
10 nights9

A national registration scheme for short lets in England is not in force. GOV.UK, in guidance updated on 2 October 2026, says it is expected to begin in March 2027.

How do you set your Airbnb cleaning fee?

Build it from your own costs, then test it against the stay lengths you actually take.

  1. Get the price of one turnover for your property, based on your real check-out and check-in times.
  2. Add what you cover yourself at each changeover, such as consumables you buy and any linen washing.
  3. Add your margin, for your time arranging the clean and for a visit that needs more than planned.
  4. Divide the total by your shortest stay and by your usual stay, and read each result as a guest would.
  5. Multiply one turnover's price by the turnovers you expect in a year to see the annual spend.

You can list the result as a separate cleaning fee or build it into your nightly rate. What you pay stays the same either way. Only where the guest sees it changes.

Go back over the fee whenever your supplier's price changes or you change who handles the linen.

How do you compare two Airbnb cleaning quotes in London?

Two quotes can differ because they cover different jobs, not because one supplier charges more. Send both the same brief, then put the same questions to each reply.

Ask both suppliersWhat the answer tells you
Which property did you price? The bedrooms and bathrooms should match what you sent.
Which times did you plan for? Both quotes should use the same check-out and check-in times.
How will the cleaner get in?A block with a fob or concierge adds a step that a key safe does not.
Who restocks?Top-ups may be in the price or left to you.
Who handles the linen?Remaking beds and washing sheets are separate jobs, and a quote may cover one and not the other.
What counts as an extra?Oven, fridge, cupboard or hot tub work may be charged on top.
Per visit or per hour?Know which you are comparing, and what happens if a visit overruns.
What if something is missed?Ask how a miss gets put right, and how soon.

If a quote leaves a row blank, ask. A lower number with a gap in it is not yet a comparison.

How does Ivory price an Airbnb turnover in London?

There is no list price. A turnover is priced to your property, so we need the bedrooms, the bathrooms, the gap between check-out and check-in, and how we get in.

Send those through the Airbnb clean in London page. Your price comes back first, then you pick the day. We reply within 30 minutes, 8am to 10pm, seven days a week. The page also has a night counter: set your bookings a month and your usual stay, and it shows the nights let over a year and the changeovers that come with them.

Inside the oven, fridge and cupboards are paid extras, so say on the form if you want them. If something is missed, tell us and we come back. How the gap shapes the plan is in planning an Airbnb cleaning turnaround in London. The briefing side is in Airbnb host cleaning tips for London.

Questions people ask

It should cover what one turnover costs you, plus a margin. Take your supplier's price for your property, add anything you pay for yourself such as consumables and linen washing, then add your margin. No single figure fits every property, so this guide gives none.

No, it changes how many turnovers you pay for. The cap counts nights, not bookings, so shorter stays mean more changeovers inside the same 90 nights.

In the 32 London boroughs and the City of London, using a home as temporary sleeping accommodation without planning permission is unlawful unless the nights total no more than 90 in a calendar year and at least one person providing it is liable to pay council tax there. GOV.UK says your local planning authority decides whether you need planning permission.

Not yet. GOV.UK says a mandatory national registration scheme for short lets in England is expected to begin in March 2027, and it is not in force today.
